CLEANING.
We undertake to carry out the service in a professional manner. All Materials and major repairs are excluded from the above, separate quotes or estimates could be offered as requested from time to time.

We will also visit the property after each letting, giving it a thorough clean and making sure a Welcome food package is in place before the next clients arrive. Check all contents against inventory, Perform a visual inspection of the interior and exterior, Thoroughly air all rooms,

Check for pest & vermin and recommend remedial action, Test all appliances & electrical equipment, Examine all furniture & furnishings for wear & tear, Check all sanitary equipment & plumbing, Ensure all security services & equipment are functional, Water all house and terrace plants.

Turning off appliances when the property is empty. Owners should provide at least 2, preferably 3, sets of bedding and towels to allow for any 'accidents' by your guests and for same day changeovers).

MEET & GREET SERVICE.
Travel can be expensive depending on length of journey. It is often quite a nerve racking experience driving in another country, especially if you do not know the area, so we would arrange to pick up your guests from the airport and transfer them to your property.

We can then arrange local car hire at reasonable rates, or return them to the airport at the end of their stay. (This service should be confirmed at least 4 weeks before departure and we can accommodate up to 6 guests at a time unless agreed in writing).

KEY HOLDING.
Key Holding, we will hold the keys of your property and upon request make them available to visiting guests or tradesmen. We can also arrange for one of our team to be at the property to meet visitors or tradesmen. Waiting for tradesmen or deliveries is sometimes a nightmare and time consuming.

Mail Box checked and any important mail will be dealt with immediately. A monthly report sent to you by e-mail and post, Minor problems will be reported by e-mail and post, all major problems will immediately be reported by telephone. Any damage will be recorded on digital camera, whereby images can be emailed to the owner or posted.

BOOKING AND LETTING’S THAT ARE HANDLED BY US.
Handling enquiries from clients. Vetting to make sure they are suitable. Handling client complaints. Keeping booking calendars and availability charts. Keep spreadsheet records of all your rentals. Managing all bookings, taking deposits and payments and banking them for our owners, holding damage deposits and making relevant deductions if any damages. (A full property check will be made before releasing any deposits back to your clients). Issuing clients with booking conditions, directions and arrival instructions. Maintaining telephone or email contact with clients from the first enquiry until they leave for Cyprus. Provide details on how everything works, where to dispose rubbish, informing them of house rules and giving information on local restaurants and attractions etc.

All administrative tasks pertaining to the above. Our number will be left with the guests in case of emergency and they will be able to contact us at any time. The fees are deducted from the initial booking deposit and the balance is sent direct to the owners. There is NO restrictions on the amount of weeks that are available to you for 'personal use'. Your property is yours to use as you wish. However, if you take your own bookings, or require changeovers for "family and friends", these will be charged according to "Pay as you go" changeover clean. We will be available to supply keys to yourselves and guests if they should be lost. Guests will be charged for any replacement keys needed. We will act as the emergency contact for your guests at no extra charge.

Whilst many property management companies restrict the amount of weeks that are available to you for 'personal use', we offer no such 'penalties' your property is yours to use as you wish.
The fees charged by us are easily recouped by regular letting and it is our intention to make sure that each booking goes as smoothly as possible.

However, our VIP Management Contract offers you an unlimited services and is FREE of Charge. For other available packages, please ask for details or we can mix and match to your requirements.
